How to Install Tile Flooring: Complete DIY Guide

Installing tile flooring is one of the most rewarding — and most unforgiving — DIY projects you can take on. A well-laid tile floor lasts 50+ years, shrugs off water and wear, and can dramatically raise the value of a kitchen, bathroom, or entryway. But a poorly planned tile job shows every mistake forever: uneven grout lines, lippage at every corner, and cracked tiles where the subfloor flexes. The difference between a beautiful floor and a costly do-over almost always comes down to planning — buying the right amount of tile, prepping the subfloor properly, and laying out the room before you mix a single bag of thinset. A typical 100 sq ft tile install takes a determined DIYer about 16 to 24 hours spread over a weekend, including a full day for the thinset to cure before grouting. Step 1: Plan Your Tile Project

Start with a detailed measurement of every surface that will be tiled. Sketch the room on graph paper and note the location of every doorway, cabinet, vanity, toilet flange, and floor register. Tile installation is unforgiving of sloppy measurements — a half-inch error at the layout stage becomes a visible tapered sliver cut along the most prominent wall.

Room Layout and Focal Points

Identify the room's focal point — usually the doorway you walk through, the longest sight line, or the most visible wall. Plan your layout so full tiles land at the focal point and any cut tiles are pushed to less visible edges (under cabinets, behind a door swing, or against the back wall of a closet). Snap chalk lines from the center of the room and dry-lay a row of tiles in both directions before mixing thinset. If you end up with a sliver cut narrower than half a tile against any wall, shift your starting line by half a tile to balance the cuts on both sides.

Doorways and Transitions

Tile floors are typically 1/2 to 3/4 inch thicker than the adjacent flooring (carpet, hardwood, vinyl plank). Plan transition strips at every doorway — T-molding, Schluter strips, or reducer strips. Undercut door casings with a flush-cut saw before tiling so tile slides under the trim for a clean look. Remove or shim toilets and vanities so tile runs underneath; never tile around a toilet flange.

Step 2: Choose the Right Tile

Tile selection drives everything: cost, prep work, cutting difficulty, and long-term durability. The three main residential categories are ceramic, porcelain, and natural stone, each with very different properties.

Ceramic vs. Porcelain

Ceramic tile is the cheapest option at $1 to $5 per sq ft. It's softer, easier to cut with a snap cutter, and ideal for walls and low-traffic floors. Porcelain tile runs $3 to $10 per sq ft and is denser, harder, and rated for heavy traffic. Porcelain absorbs less than 0.5% water by weight, making it the only ceramic-family tile rated for outdoor and freeze-thaw installations. Porcelain almost always requires a wet saw — snap cutters chip the dense body. For kitchens, bathrooms, and any high-traffic floor, porcelain is worth the upcharge.

Natural Stone

Marble, travertine, slate, and granite tiles run $5 to $20+ per sq ft and bring character no manufactured tile can match. The trade-offs: stone is porous (most types must be sealed before grouting and re-sealed annually), heavy (requires a stiffer subfloor), and unforgiving of lippage. Step 3: Prepare the Subfloor

Subfloor prep is the single most-skipped step in DIY tile work and the leading cause of cracked tiles and failed grout joints. Tile only performs as well as what's underneath it. There are two main starting points: concrete subfloors and wood subfloors, and each has its own prep checklist.

Concrete Subfloor Prep

Inspect the slab for cracks, low spots, and contamination. Hairline cracks (under 1/16 inch) can be tiled over with a crack-isolation membrane. Active or wide cracks need to be addressed structurally before tiling. Check the slab for level using a 6-foot straightedge — industry standard is no more than 1/4 inch deviation in 10 feet. Any oil, paint, or sealer must be ground or shotblasted off so thinset can bond directly to the slab.

Cement Board Over Wood Subfloors

Tile cannot be installed directly over plywood or OSB — wood expands and contracts seasonally and the grout joints will crack. Install 1/4-inch cement backer board (HardieBacker, Durock, or PermaBase) on top of a minimum 5/8-inch plywood subfloor for floors. Bed the backer board in a layer of thinset, then screw it down every 8 inches with backer board screws, staggering the seams from the subfloor below. Tape every seam with alkali-resistant mesh tape and skim with thinset. For premium installs, swap the backer board for an uncoupling membrane like Schluter Ditra, which decouples the tile from subfloor movement.

Step 4: Calculate Tiles, Thinset, and Grout

Material calculation is the most expensive step to get wrong. Tile is sold in dye lots — production batches that vary subtly in color and shade. Buying a second batch six weeks later almost always means a slightly different color, and the difference is visible across an entire floor. Order everything you need plus waste in a single transaction.

Waste Factor: 10% vs 15%

Order 10% extra for simple straight or running-bond layouts in rectangular rooms. Order 15% extra for diagonal layouts (lots of triangular cuts), rooms with many angled walls, herringbone or other complex patterns, and large-format tiles 18 inches or bigger (which tend to break during cutting). Order 20% extra for natural stone, where bad tiles in the box are common and you'll often cull 5-10% before installation.

Thinset and Grout Coverage

A 50-lb bag of thinset typically covers 40 to 95 sq ft depending on tile size and trowel notch. Use a 1/4-inch notched trowel for tiles up to 8 inches, 1/2-inch for tiles 12-18 inches, and a 1/2-inch x 1/2-inch trowel for large-format tiles. A 25-lb bag of grout covers about 100-150 sq ft with 1/8-inch joints and 12-inch tiles, but coverage drops sharply with smaller tiles or wider joints — mosaic floors can use four times as much grout per square foot.

Step 5: Don't Forget the Backsplash

If you're tiling a kitchen or bathroom floor, this is the moment to plan the backsplash too. Buying coordinated tile, thinset, and grout in a single trip avoids the dye-lot problem and saves a meaningful amount on shipping and minimum-order surcharges. Most kitchen backsplashes run from countertop to upper cabinets — about 18 inches tall — and from edge to edge of the cabinet run. Bathroom backsplashes are usually shorter, just 4-6 inches above the vanity, but full-wall installations behind tubs and showers are increasingly common.

Step 6: Add Baseboard and Transitions

Baseboard hides the expansion gap between tile and walls and gives the room a finished look. Tile installs need a 1/4-inch expansion gap at every wall — never grout tight to drywall, because seasonal movement will crack the grout. Baseboard covers the gap and provides a clean transition.
