How Long Does a Driveway Last?

Lifespan by Material
Asphalt (15–20 years): Asphalt is flexible, which helps it survive freeze-thaw cycles, but the binder that holds it together oxidizes in sunlight and slowly turns brittle. A sealed, crack-maintained asphalt driveway reliably reaches 15–20 years; a neglected one often fails in 10–15. The maintenance burden is real but cheap, and it's the one material where owner behavior can nearly double the lifespan.
Concrete (25–50 years): The longevity benchmark. A properly poured slab — 4 inches thick, on compacted base, with control joints cut at the right spacing — lasts decades with minimal attention. Most concrete "failures" trace back to installation shortcuts: thin pours, skipped base compaction, or missing joints. Concrete's weakness is that repairs never blend in; patches and replacement panels stay visibly different forever.
Gravel (indefinite): A gravel driveway never fails outright — it just migrates. Stone scatters, ruts form, and weeds move in, but a top-up load every year or two and occasional regrading resets it to like-new. As long as the base drains, a gravel driveway is effectively permanent, which is why it remains the default for long rural drives.
Pavers (25–50+ years): Individual concrete or clay pavers are extremely durable, and the segmented design is self-healing in a way slabs aren't: a settled or cracked unit lifts out and resets without touching its neighbors. The system's lifespan is really the lifespan of its base — a well-compacted base keeps pavers serviceable past 50 years.
What Shortens Driveway Life
- Water intrusion: The number one killer. Water that gets through surface cracks softens the base underneath, and a soft base means potholes, sinking, and alligator cracking no surface repair can fix. This is why crack filling is the single highest-value maintenance task on any paved driveway.
- Freeze-thaw cycles: Water in cracks expands about 9% when it freezes, jacking small cracks into big ones over a single winter. Cold-climate driveways age measurably faster than the same materials in mild regions.
- Tree roots: Roots from nearby trees lift and crack pavement from below. Damage near a mature tree usually recurs after repair unless the root is addressed — and cutting major roots brings its own risks to the tree.
- Heavy vehicles: Residential driveways are engineered for cars, not loaded dumpsters, moving trucks, or RVs parked long-term. Concentrated loads crack slab edges and rut asphalt, especially in summer heat when asphalt softens.
- Skipped sealing: Unsealed asphalt oxidizes, fades from black to gray, and turns brittle years ahead of schedule. Unsealed concrete in salt-belt states suffers surface scaling from deicers. Sealing is the cheapest insurance either material can get.
The Sealcoating Effect
For asphalt, sealcoating is the difference between the low end and the high end of the lifespan range. A sealcoat every 2–3 years blocks the UV oxidation and water penetration that age asphalt, and consistent sealing can roughly double the life of the pavement — turning a 10–15 year driveway into a 20+ year one for a few hundred dollars per application DIY. The schedule matters more than the brand: seal too rarely and oxidation gets ahead of you; seal every single year and the coating itself builds up and peels.

Resurface, Repair, or Replace?
Driveway problems escalate through three tiers, and matching the fix to the tier saves real money:
- Crack fill and patch (cheapest): Isolated cracks under about half an inch wide, and the occasional small pothole, are DIY territory — rubberized crack filler and cold patch cost little and stop water from reaching the base. Do this promptly and you may never need the next two tiers.
- Resurface / overlay ($2–$4 per sq ft): When asphalt shows widespread surface cracking but the base is still sound (no sinking or heaving), a contractor can grind or prep the surface and lay 1.5–2 inches of fresh asphalt on top. An overlay buys another 10–15 years at roughly half the cost of full replacement. It only works over a solid base — overlaying a failed base just prints the old cracks through the new surface within a couple of years.
- Full replacement: Alligator cracking across large areas, potholes that keep returning, sunken or heaved sections, and drainage problems all point to base failure — and no surface treatment fixes a bad base. When the base has failed, not just the surface. The telltale signs are alligator cracking (interconnected cracks resembling reptile scales) across large areas, potholes that return after patching, sections that have sunk or heaved out of level, and water pooling where it never used to. All of these mean the compacted base underneath has softened or shifted, and any surface fix — patching or even a full overlay — will fail within a couple of years. At that stage, full removal and replacement is the only repair that lasts.
